If you read my last blog, you would have seen that i did 2 sales in one weekend! That was to good to be true of coarse. Although one did firm up the other didn’t pan out. Which taught me a good lesson, ask for a pre approval or their mortgage brokers information!
It is hard because you don’t want to come off anal and all, but what a waste of time it can be if you don’t ask. On the other hand, i don’t understand why you would want to look at houses with out getting a pre-approval. (1) If your looking at $250,000 houses and you find out the one you fell inlove with is out of your price range thats so dissapointing, or on the other hand (2) Just the oppisite, your looking at $250,000 but find out you could have purchased that dream home down the street for $300,000! SO lesson number 497387 ask for their Mortgage Brokers Contact information, if they don’t have one send their informtation to a Broker who can help.
So it has been 6 months now in this Luxury Business they Call Real Estate. I have no Luxury as of yet, but i have learned alot of lessons which are called
My Top 5 Lessons i have Learned Thus Far :
1. No offer Process is ever the same, just go with it
2. People always have another Agenda they don’t tell you about, figure out what it is and keep it to yourself
3. Be nice untill they try to bully you, then it is time to let out your inner Red

4. Don’t Expect people friends/family to use you, Even though it is your livelyhood and Get the ones who do a nice fancy gift with a big hug!
5. Get your clients PRE-APPROVED
These all play a huge part into the Roller Coaster that is Real Estate.

Multiple Offers, Seems to be the way the cookie is crumbling here in the Durham Region. Let me start off by saying i did 2 Deals this weekend, i could get use to that. ( still pending of coarse) But, prior to this i was in multiple offers yet again, every where i look multiple offers!! Now having 3 deals under my belt i have been faced almost every time with multiple offers. When i hear those words not only do i want to throw my phone across the room, i then have to look at my client and tell them its time for a new strategy and hope they still want to go after their Dream Home.
It is a funny world out there, you start to see past the verbal conversations to the truth that is staring at you right in your face. Which is, everyone has a hidden agenda, the more offers i register the clearer it becomes.
Now that i have a few under my belt the things that seemed hard at first are now becoming second nature. The thing that remains the same is the waiting period to make that condtional offer into a firm deal. Never seems to be an easy thing… weather it is other peoples imput to the condtions set out in the agreement - it’s never smooth. ( this is going on by 3 offers so far of coarse, but i don’t see it changing any time soon)
During the last 2 days of the week i put in 26 hours of hard work, which did lead to a great end result which then lead to celebratory drinks! With a rough morning followed by a day of work. That is of coarse the Rollercoaster of Real Estate. One week your slammed the next week your starring at the computer picking your nose waiting to hit gold somewhere. One thing i know for sure is i will one day be a Work-a-Holic, it is unpreventable. If you don’t put in the time you wont have results and without results you have no money. Which then leads to no shopping sprees, vacations and that little safe that you hide from you husband to stash money away for botox and other great inventions. So thank you Christian Louboutin for the drive you give me, to own a hole closet of your shoes. Even if it means 75+ hour weeks for the rest of my life.

148th Day
This Week i happened to do my 3rd offer repsentation, i didn’t get the Win sad to say. However, I happened to tackle it with alot more confidence this time around. Flying out the door, short on time and not to mention forms that i still have a hard time explaining to the general public.
Once again it was a learning lesson, my first Offer happened to be a multiple offer situation and also my first deal. I had no idea what i was doing and spilled the beans i was new ( after it was accepted of coarse) I was just so excited i couldn’t keep it in!
The second, well that was to say the least an experince. A ” For Sale by Owner” . Which didn’t pan out.
This week i faced another Multiple offer scenerio, This time I was up with the “Firm” Offer approach from Toronto. Also didn’t pan out.
So far i have learned - Wear a top that allows good air flow, because i get so sweaty during these Offer Presentations. Also, i need to learn the fine art of ” assertivness” to say the least. Three, Prepare yourself for the rollercoaster that the day will bring during offer time.
A few other things to add, sometimes (most of the time) i have been known to be impatient with my driving and i forget my name is now on my car. I see this one day becoming an issue.
This time around i do however find myself ALOT more confident, comfortable and it feels good to finally have a few offers done . Even if i lost.

Today i find my self sitting in my office, after a glourious long weekend full of sunshine and food. I started off my long weekend with a visit to a Medium/Psychic. I know those skeptics out there are just grinding their teeth and the believers are overwhelmed with new found hope or dispare. Myself, it was something i did not expect. I had been told many of things, alot was about my career of choice. I now sit here with this sense of calm yet anxious nerves, just waiting to attack the world of Real Estate.
Of coarse i went to see a Medium/Psychic!, just the curiosity alone was enough for me to go. I am not going to say what i was told, perhaps when it/ if it, comes true or if i connect the dots i will then spill the beans. I do however find myself excited, ambitious and secure. My Thoughts for the Newbie Realtor, why not visit one with specail means. Whether true or not, it sure can give you that extra ” something” you may have been looking for.
136th Day of The Year
121 days, that’s how many days it took me to do my first deal. It was exciting, sweaty, and so close! This is what I had been waiting 121 days for… Finalllly.
The days leading up to my first sale were confusing, stressful and foreign. Coming from a career where technology saviness wasn’t a must have, such as the fax machines, pagers and computer software systems were obscure in my field of Hair. The only thing that seem to hold a comparison that i could relate to was commision and people skills .
What made me get into the glorious business that is Real Estate? At first it was the mere acedemic challenge, Arts were more my thing growing up. Also, the fact that i could do the course in less then one year - 7 months to be exact. Not to mention the oppurtunity in the cash flow department.
Do you ever watch HGTV, you know the shows on selling houses : Selling NewYork, Property Virgins, and Income Property to name a few. The mere thought of watching them now makes me cringe. It is not how the shows portray the fab world that is Real Estate. Not to say i believed all the hype on the TV, but lets get real it definately adds to the perception when you are a Newbie.
Once again i find my self as a Newbie, it first started in JK. Then i switched schools in grade 3, i was a newbie then as well. High school - Newbie. College - Newbie. Hair - Newbie. Now im back to my Newbie Status in Real Estate. Only this time im not in my artsy fartsy comfort zone, i am a Newbie in a totally forgeign world it seems at times. The simplest things i found challenging faxing, booking, calling, and buying office supplies ( there is alot to choose from) I knew that talking to people, and making connections would be my strength. Hair stylist’s make great physiatrist if you didn’t already know.
One thing i do know is, Real Estate is a Rollercoaster. One with Big Hills and long line ups.
